How often should a house be rewired?

There is no fixed schedule. Here is how to tell what your wiring actually needs, and the signs that mean it is time.

There is no law that says a house must be rewired every so many years, and anyone quoting you a fixed lifespan is simplifying. What actually matters is the condition of the installation: well-installed modern cabling can serve a house for several decades, while a poorly modified installation can be a problem at half that age.

The honest answer: test, don’t guess

The reliable way to know is an EICR (Electrical Installation Condition Report). An electrician inspects and tests the whole installation and grades anything found, so you learn whether the wiring needs nothing, some remedial work, or a rewire. The IET recommends a periodic inspection at least every ten years for an owner-occupied home, and every five years for rentals, where it is also a legal requirement.

Signs a rewire may be due

  • Rubber, fabric or lead-sheathed cables. These pre-date modern PVC insulation and perish with age.
  • A fuse box with rewirable wire fuses and no RCD protection.
  • Round-pin sockets, braided flex hanging from ceiling roses, or sockets mounted in skirting boards.
  • Scorching or discolouration around sockets and switches.
  • Fuses that blow or breakers that trip regularly with no obvious cause.
  • A burning smell, buzzing, or tingling from switches. Treat these as urgent, not as rewire planning. See our emergency guide.

Full or partial?

Not every older house needs everything replaced. A partial rewire can make sense where one part of the installation, say an extension or a single floor, is in poor condition while the rest tests fine. That judgement should come from test results, not from the age of the house alone. We cover what is involved, how long it takes and how disruptive it really is on our rewires page.

Buying or selling a house?

A rewire is one of the bigger jobs a survey can flag, and mortgage lenders and insurers increasingly ask about the electrics. An EICR before you buy tells you exactly what you are taking on, and a certified rewire with building control notification is the paperwork a conveyancer wants to see.
